The part of the system nobody sees

Every commercial kitchen, laundry and ventilated building pushes air, grease or lint through concealed ductwork. Out of sight, it builds up: combustible grease coating the inside of extract ducts, dust and debris choking supply and general ventilation, and highly flammable lint packing out tumble-dryer and laundry runs. A canopy or filter clean leaves all of it exactly where it is.

Phoenix Cleaning Company has cleaned commercial ductwork across the UK since 2001. We open up the full run through existing and newly fitted access points, clean it back to bare metal, and hand you the certificate, depth readings and photographs that prove it was done - the evidence your insurer, fire risk assessor and environmental health officer expect.

Three kinds of ductwork, three kinds of risk

We clean all three - and each one carries a different problem if it is left.

01 / Fire risk

Kitchen grease ducts

Extract ductwork from fryers, grills and ranges coats itself in combustible grease along every concealed horizontal and vertical run to the roof fan. We clean the complete run to the TR19 Grease standard and record post-clean grease readings.

02 / Air quality

Dry ventilation ducts

Supply and general extract ductwork fills with dust and debris that throttles airflow, spreads contamination and makes systems work harder. We clean and inspect dry ductwork so the ventilation actually ventilates.

03 / Hidden hazard

Laundry ducts

Tumble-dryer and commercial-launderette ducting packs with lint - one of the most flammable build-ups in any building. Common in hotels, care homes, gyms and laundries, and easily overlooked until it is a fire.

Cleaned to TR19 Grease, and proven

TR19 Grease is the benchmark insurers and fire risk assessors expect for kitchen extract systems. It covers the whole system - measured, not just the parts you can see. Grease is assessed by thickness, and the standard sets the level at which a system must be cleaned and re-tested.

  • Full run cleaned canopy to fan, not just the visible sections
  • Compliant access panels fitted where the ductwork is sealed
  • Before-and-after grease-depth readings at set points
  • Dated certificate, photographs and an access report for your logbook

How a duct clean runs

1

Survey

We inspect the full run, find the access gaps and agree scope and a cleaning frequency for your usage.

2

Access

We fit compliant inspection hatches where the ductwork is sealed, and protect the kitchen or plant area.

3

Clean

Canopy to fan, down to bare metal, with before-and-after evidence at set measuring points.

4

Certify

You get a dated certificate, grease-depth record, photographs and your next-due date.

Why keep ductwork clean

Fire safety. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and manage fire risk - and a grease- or lint-laden duct is one of the most serious risks in any catering or laundry building, because a flare-up can travel the ductwork through concealed voids.

Insurance. A current certificate is the evidence your insurer expects. Without it, a fire claim can be reduced or refused - an expensive gap to discover after the event.

Performance and hygiene. Clean ductwork pulls properly, smells better and helps your premises stand up to an environmental health inspection.

TR19 compliance

How often must your duct system be cleaned?

UK industry guidance (TR19 Grease) sets your cleaning frequency by how many hours the kitchen cooks each day.

Core TR19 compliance rules & verification

200-micron ruleIf the mean average grease deposit exceeds 200 microns across the system, a full clean is mandatory.
Localised actionAny single reading over 500 microns requires immediate localised cleaning.
Post-clean verificationSystems must be verified below 50 microns, with a TR19 report and photographic evidence for insurers.

Guide based on TR19 Grease. Your exact frequency is confirmed by grease-deposit thickness testing - always use a competent, certified ventilation hygiene technician.

Duct cleaning questions

How often should ductwork be cleaned?

It depends on use. TR19 Grease sets kitchen extract frequency by daily cooking hours - roughly every three months for heavy use, six for moderate, twelve for light. Dry and laundry ductwork is assessed on build-up. We measure yours and confirm the interval, so the next clean is never a guess.

Do you clean the whole run or just the canopy?

The whole run - from the canopy through the concealed horizontal and vertical ductwork to the roof fan. The hidden sections are exactly where grease and lint accumulate and where a canopy-only clean leaves the risk untouched.

What if our ductwork has no access panels?

We fit compliant access panels where the run is sealed, so every internal section can be reached, cleaned, inspected and certified.

Do you cover my area?

We work across the whole of the UK. Call 07961 915018 or send us your location through the contact form and we will confirm and quote.

Can you work around our opening hours?

Yes. We work overnight, early mornings, weekends and closing days to keep your kitchen or site running.

What paperwork do we get?

A dated certificate, before-and-after grease-depth readings, photographs of each section and an access report for your fire logbook.
